Hello Heritage Farm POA and Renters
The POA Board would like to share some basic information with you and ask for your help.
Our neighborhood has 422 homes, our POA Board with regular volunteers has 11 people. Our board members each got involved because they love this neighborhood and want to see it kept up for everyone. We do not get paid, we all have jobs, we have kids/grandkids/aging parents and other responsibilities and we still find time to volunteer. We need you to get involved too!
The POA Board did not create the covenants/bill of assurance these were created by the developer of the neighborhood. The POA Board did amend the by-laws when the developer sold the last house and has no interest in the properties within Heritage Farm Subdivision. To get additions/amendments or modifications requires a time-consuming and lengthy legal process that requires volunteers to be an active part of. As a POA board, we are tasked with enforcing what we can within the limitations of the documents stated above. Board members cannot owe any dues or fines and must be in good standing in accordance with the neighborhood covenants/by-laws and bill-of-assurance.

What we can do as a POA board.
-We can issues fines for violations in accordance with our Bill-Of-Assurance and with proper documentation http://heritagefarmspoa.com/wp-content/uploads/2014/10/Bill-of-Assurance.pdf.
-We can encourage people to follow the rules.
-We can files Liens when fines are not paid or issues are not addressed.
-We can keep up the common areas and pay the bills/maintenance on these areas.
-We can handle issues the best we can with the information we have as they arise.
-We can inactivate pool keys for violations and non payment.
-We can charge individuals responsible for damage incurred to the pool and/or common area property.
-Please allow the POA Board 2-3 days to respond to emails/phone calls/Pool Key issues. We are all working and doing the best we can, thank you for understanding!
What we cannot do as a POA board.
-We cannot control your neighbors, language, attitude, or pets.
-We cannot make people follow the rules.
-We cannot do your personal home or yard/fence/tree maintenance.
-We cannot address or even know about all issues unless we are told.
What you can do as a neighbor
-Park in your driveway, not on the street or grass.
-Do not give pool access to people who are not registered and living in your home.
-Pay your dues on time.
-You can call Benton Code enforcement if you see a code issue, if you don’t know if it’s an issue they are happy to tell you. 501-776-5938
-You can call Benton animal control if you see loose dogs, and or suspect abuse/neglect. 501-776-5972
-You can contact Alderman: Frank Baptist for city Council Issues aldermanbaptist@bentonar.org
-You can call Benton Streets/Drainage for yard waste pick-up/drainage-related issues, street issues. 501-776-5990
-You can look up your lot lines on the county website.
-You can call the police (911) or (311 for non-emergencies) if you see speeders, trespassing, dangerous driving, or violence.
-You can volunteer with the board to form a committee to address and document violations.
-You can follow the neighborhood rules and encourage others to do the same.
-You can come to the annual neighborhood meeting.
-You can follow us on Facebook or the Website or sign up for the email blast for current info.
-You can volunteer to help monitor and pick up the pool once a week/day/month.
-You can volunteer to help rebuild the playground.
-You can look on our website and find the information you want such as board contact info, financials, meeting minutes, rules, payment info, etc.
-You can gather interest on other issues your concerned with such as internet providers/yard up-keep/creek-drainage/pool issues/street safety/speeding. You can form a task force to address these issues.
-Before you ask one of us to do something ask yourself if you can do it. There are more of you then there are of us.
